In 2001, SmartCentres - one of Canada’s largest and most recognized shopping centre developers - acquired 50 acres in the west end of Prince George with a bold vision: to transform the site into a premier regional shopping destination anchored by major retailers such as Walmart, Home Depot, and Canadian Tire.
L&M Engineering Limited was proud to be selected as the prime consultant for this landmark project. From the ground up, we led the comprehensive project delivery and civil design, starting with the property's rezoning and traffic impact study, through to the conceptual layout and detailed engineering design. Our responsibilities extended into construction oversight, ensuring quality and coordination at every phase.
Beyond the onsite infrastructure, L&M also delivered the design and coordination of extensive offsite works, including:
- Municipal perimeter roads
- Major highway intersection upgrades, including a new underpass and frontage road
- Offsite sanitary sewer mains
- A stormwater detention pond serving the wider area
With over $12 million invested in civil works during the initial phase, and a total development value estimated at $70 million, this project has played a transformative role in the commercial landscape of Prince George. L&M Engineering continues to support SmartCentres as the prime consultant for the ongoing development of remaining parcels—shaping the future of retail in the region.
